Two riverbanks
The Vistula splits the city. The left bank holds the centre, the offices and most districts. The right bank (Praga) is cheaper and changing fast.
Two metro lines
M1 runs north to south, M2 west to east. A flat near the metro is almost always worth the money.
Prices are medians
Half the flats cost less, half cost more. That is fairer than an average, because a few luxury penthouses don't skew it.

Five more districts
Fewer flats, more houses. Worth a look if quiet, nature and price matter more than a short commute.
Włochy
3,200 PLN · 2 rooms 3,300
Next to Chopin Airport and the railway. Handy if you fly often or work near the airport. The downside is aircraft noise.
Ursus
3,000 PLN · 2 rooms 3,000
New estates have grown on the site of the old tractor factory. Trains to the centre, two-room flats below the city median.
Wawer
3,200 PLN · 2 rooms 3,000
Houses, pine trees and quiet. Flats are roomier, but life without a car is hard.
Wesoła
3,000 PLN · 2 rooms 3,000
Almost a suburb: forests, houses, a train line. One of the lowest prices per m² in the city, but few listings.
Rembertów
2,600 PLN · 2 rooms 2,800
One of the lowest medians in Warsaw. Quiet, with trains to the centre and a small choice of flats.
Six tips before you rent
-
Czynsz on top
The advertised price often excludes the building fee (czynsz administracyjny). The median is about 800 PLN a month, plus electricity and internet. Ask straight away.
-
Deposit
Usually 1–2 months' rent. You get it back when you move out if the flat is in good shape.
-
Najem okazjonalny
A common contract type. You'll need a notarised statement and an address you could move to if the contract ends badly.
-
See it in person
Photos won't show noise, the smell of the stairwell or the building site next door. Walk down the street at least once in the evening.
-
The metro decides
A flat 5 minutes from M1 or M2 almost always beats a cheaper one 20 minutes away by bus.
-
Good flats go in a day
In popular districts the best flats are taken within 1–2 days. Turn on new-listing alerts in the bot and reply first.
